The Estate

An unbroken sweep of mountain land, from the valley road to the ridge.

Gradačka Poljana (pronounced: GRAH-dahch-kah POH-lyah-nah) lies on the Krnovo plateau, the high pastoral country between Nikšić and the Durmitor massif. The estate begins at a level hay meadow beside the asphalt road, passes a traditional stone house in the shade of an old beech, climbs through a dense block of forest and open grazing, and ends on a limestone ridge with long views across the plateau.

Some 435,000 square meters are held under one clear title. Electricity is connected, a cistern serves the house, and the road stays open and clear of snow through the winter. It is land that can be farmed, grazed, restored or simply kept: a private mountain holding of rare scale in one of Montenegro’s most unspoiled regions.
