Krnovo Estate: Frequently Asked Questions

The estate from the southeast: hay meadow, the stone house, the beech woods and the limestone ridge.

Buying and ownership

Can a foreign buyer own the estate directly?

Montenegro’s ownership restrictions cover agricultural land and forest, and under current registration practice they apply to EU nationals as well, so a locally registered company is the realistic route for a purchase of this size. The company route is explained in foreign ownership of agricultural and forest land.

Which documents should a buyer inspect?

Request a current list nepokretnosti, the cadastral plan and the documents supporting ownership and the buildings’ status. The estate is sold with clear title. The buyer’s lawyer should still check every parcel for mortgages, co-ownership, rights of way and other third-party rights.

Parcels and permitted uses

What makes up the holding?

The estate has 26 cadastral parcels in KO Gradačka Poljana: six with meadow, sixteen with pasture and four with forest, across approximately 43.5 hectares. The cadastral records also list a 113 m² family residential building and a 500 m² ruin on one of those parcels.

Can the house be restored or new buildings added?

The relevant plan, the building’s legal status and the proposed work determine the permission needed. The guide to building on rural land explains the separate routes for restoration, legalization and new construction.

Access and utilities

What is the winter access?

The estate has asphalt-road access, 2.2 km from the M6. The road serves the Krnovo wind farm 3 km beyond, so it is maintained and cleared of snow in winter. Before relying on year-round access, establish the road category, who clears the final section and what happens during severe weather.

What utilities are available?

Electricity is connected and there is a water cistern beside the house. Connection capacity, storage volume, water quality and cell reception belong on the inspection list in mountain access and utilities.

The sale

How is the estate offered, and how can I view it?

Which costs come on top?

At a taxable value of €600,000, the progressive property transfer tax calculation is €28,000. Allow separately for professional and registration expenses, and confirm any agency agreement; buying and ownership costs explains the calculation.
