Read the title extract and the plan together
Before walking a large estate, ask for a current list nepokretnosti, the cadastral title extract, and an official plan copy. Read them together. The extract identifies the parcels, their areas and recorded uses; the map shows where those parcels sit. A single holding may contain several agricultural land classes, buildings and access arrangements.
Under Montenegro’s cadastral system, the A section describes land, B identifies land rights holders, V records buildings and their rights holders, and G records burdens and restrictions. Check ownership shares as carefully as names. A seller’s interest in every parcel must match what the sale contract promises to transfer.
Build one parcel schedule
For a purchase like this, prepare one parcel schedule and reconcile it with the title, plan and contract. Include every parcel number, area, culture and class. Record buildings separately and establish how their footprints are included in the parcel areas. An aerial boundary drawing helps explain the shape; the official cadastral information controls the legal description.
Burdens, access and the boundary on the ground
Read the burdens section for mortgages, easements, disputes and other annotations. Ask separately about grazing agreements, leases or arrangements with neighbors. Trace the route from the gate to a public road, checking any intervening parcel and the legal right to cross it. An asphalt surface does not establish the road’s ownership or maintenance obligation. The practical checks are covered in Road Access, Water, Electricity and Winter.
On the ground, ask a licensed geodetic surveyor to identify the boundary from the official records. Existing fences, walls and trees may help locate it, but their position needs checking. Request a written quote for the corners that actually need marking, with travel, terrain, vegetation clearance and the survey deliverable specified.
Buildings and their legal status
Finally, compare each building entry with what stands on the site. An annotation recording construction without a permit needs a legalization and transferability check before purchase. Registration alone does not settle those questions; Buying and Restoring a Stone House explains the next stage.
