The road
For a rural viewing, allow time to inspect the approach road as carefully as the land. A car may fit where a feed truck, septic pump truck or snowplow cannot turn. Establish which stretches are public, what rights cover any private section and who arranges winter clearance. These documents belong with the boundary and access checks for a large estate.
Water
Water needs a separate calculation. For a drilled well in limestone country, obtain local hydrogeological advice before commissioning drilling. For a spring, check late-summer flow and the right to collect and pipe its water. Rainwater storage needs enough roof catchment, sound gutters and treatment appropriate to its use.
As an illustration, a 20 m³ cistern holds 20,000 liters. At an assumed combined demand of 400 liters a day, that is 50 days before allowing for a reserve, leakage or fresh inflow. This is a sizing example; the Krnovo cistern's capacity needs measuring. Include animals, guests and laundry in any demand estimate.
Electricity
Ask for the electricity agreement, approved capacity and confirmation of single or three-phase supply. CEDIS’s connection procedure covers new connections, capacity changes and changes of phase. Its technical conditions determine the connection point and requirements. Obtain a written quotation for the proposed load and associated work, including cable routes and excavation where needed.
On site
On site, test the cell networks inside the house as well as outdoors. Identify how wastewater will be treated and how a pump truck would reach the system. Have an engineer assess a building's roof for local snow and wind loads; include access for emergency vehicles and vegetation management in the maintenance plan.
For livestock, walk the proposed fence line and locate gates, water points and any shared tracks. A final visit during Krnovo’s colder months will answer practical questions that a summer viewing leaves open.
