Choosing Land for an Eco-Retreat or Glamping Site in Montenegro

Season first

Decide which months you intend to welcome guests before choosing a mountain site. A summer camp needs shade, drinking water and comfortable outdoor space. Winter accommodations bring extra questions about heating, frozen pipes, snow clearance and how guests arrive after dark. Proximity to Vučje Ski Center may be useful, but the journey should be tested in the conditions your guests would face.

Walking the sites

Walk candidate sites at different times of day. Check wind exposure, drainage, privacy and the slope between accommodations, bathrooms and parking. A ridge can offer long views while a sheltered position lower down may be more comfortable for sitting outside. Around Krnovo, also note where the wind turbines sit in the view from each site and listen for them in a strong wind. Price the site work needed for each option before settling on a layout.

Utilities and the legal category

Water, wastewater and electricity can determine the practical size of a small retreat. Prepare a daily demand estimate for full occupancy, including showers, laundry, food preparation and staff. Find space for storage and treatment, and make sure maintenance vehicles can reach it. Check electricity capacity against heating and hot-water demand, and test internet reception where the accommodations would stand.

Montenegro's tourism authorities distinguish camps, camp settlements and wilderness camps. “Glamping” describes an offer to guests; the operator still needs an appropriate legal accommodation category and approvals. Have a local architect establish the relevant category, parcel designations and permit route before ordering cabins, tents or bathroom units. The rural building guide explains the planning questions. On a registered farm, part of the cost may qualify for an EU grant: see agritourism grants in Montenegro.

Sites among the trees raise a further question. The Forest Law prohibits permanent and temporary structures in forest and on forest land unless they serve forestry, hunting, nature protection or the public interest, so a cabin, platform or cleared campsite inside a registered forest parcel needs the forestry position checked before the accommodation category. Owning forest in Montenegro sets out those rules.

Test the vacation

Finally, test the vacation you intend to sell. Drive a day's itinerary to Durmitor, Nevidio or Ostrog, allowing for meals and stops. Spend time on the land without traveling anywhere. Guests booking a retreat will also want to know what an ordinary day there feels like.
